The Zürcher Wohneigentumsindex (ZWEX) indicates that property prices vary across the city, with high-demand areas driving up values. Although the index does not specifically measure lakeview properties, it suggests that properties with desirable features, such as waterfront vistas, are increasingly commanding higher prices. Additionally, data from ImmoMapper suggests that rising price-per-square-meter values are encouraging developers and property owners to highlight lake views as a key selling point. The number of residential property transactions in Zurich climbed by 5% in 2024, pointing to a highly active market. Several factors contributed to this increase. One of the major drivers of this trend was the significant surge in property prices in 2023. The average price per square meter for houses rose by 24%, while apartments saw a more modest 1% increase. This rapid appreciation may have prompted buyers to act quickly, fearing further price hikes in the coming years. Adding to the momentum was a substantial increase in the number of properties listed for sale. Between January and April 2024, Zurich’s real estate industry saw a 10.8% rise in available listings, which made it easier for buyers to find suitable homes. The greater availability of properties likely contributed to the uptick in transactions, as buyers seized opportunities before further price jumps.
