It claims the lion's share with 134 projects, which in percentages translates to 54% of the total building construction endeavors. Within the commercial realm, the private sector takes the lead, spearheading 78 projects and commanding a 58% share, while the public sector contributes with 42%. Many of these commercial ventures were intricately tied to Expo 2020, either as integral components of the event or as structures to endure long after its conclusion.
Dubai is poised for a surge in hotel room inventory as Expo 2020 approaches. Simultaneously, major mixed-use residential projects are evolving and incorporate apartments, villas, retail spaces, entertainment hubs, dining establishments, hospitality elements and offices. Notable developments include Dubai Creek Harbor (DCH) district, MBR City, District One, and Nakheel’s Deira Islands project. In the realm of residential construction, a resilient sector emerges as the second-largest segment. Comprising 43% of ongoing and future projects from 2014 to 2022, totaling 108 projects, residential construction constitutes 30% of the total project value – US$44.1 billion.
Dubai is also considered a regional leader in real estate oversight and has implemented legislation mandating developers to allocate 15%-20% of their projects for affordable housing. This directive has given rise to a growing affordable housing segment, which addresses crucial housing needs. As the middle and higher ends of the Dubai residential market grapple with oversupply, property sale prices and rents have witnessed a recent decline. Nevertheless, Dubai has cemented its status as the world's most preferred property investment location, surpassing even global financial hubs like London, according to a survey by Cluttons property consulting group in 2017. Dubai's building and construction industry continues a steady, profitable upwards trajectory.
